Partnering with United Welsh to provide 45 homes

 

 

 

Our land team identified this site as a potential affordable homes opportunity in one of Cardiff’s most sought-after suburbs and proposed an end-to-end package with United Welsh Housing Association.

 

On agreement, we secured the site and an adjacent property to support the local authority’s placemaking and connectivity requirements.

 

 

 

We arranged for the necessary surveys, reports and designs to secure planning consent before completing a back-to-back land acquisition with United Welsh and simultaneously entering a JCT Design & Build Contract. Our role incorporated securing all statutory approvals and other client funding requirements. These included planning permission, SAB, Section 38, 104 & 278 agreements, Secured by Design, DQR Approvals and Building Regulations.

 

The timber frame construction of all units was completed in 2023 using Category 2 MMC timber frames with factory-fitted windows incorporating high insulation standards alongside air source heat pumps, photovoltaic panels and smart controls. The homes delivered are all EPC A-rated – the highest energy efficiency certification.

In addition, we also provided four homes built to an enhanced energy specification to benefit from Octopus Energy’s Zero Bills tariff, which guarantees zero energy bills.

 

The required off-site works were considerable and included a new pedestrian crossing to support connectivity with the neighbouring community and the need for ecology mitigation works overseen by a consultant ecologist.

 

The site works commenced in 2023, with first handovers mid 2024.
