Summer start for £55 million Codi Group & Edenstone partnership at Plasdŵr

Work on the latest phase of Plasdŵr – Cardiff’s landmark Garden City – will start this summer under a joint venture between Edenstone and the Codi Group.

 

 

 

 

 

The partnership received reserved matters consent last week (February 16) to build 184 new homes at Porth yr Awen on Parcel 2C of Plasdŵr. The wider flagship £2 billion regeneration project will eventually provide 7,000 homes across a 900-acre site in north-west Cardiff.

 

The Edenstone and Codi £55 million development will help address strong local housing demand, while supporting Cardiff’s long-term growth plans, by offering homes in a mix of tenures. The approved scheme will provide 127 open market properties and 57 affordable homes.

 

Edenstone operations director Chris Edge said: “Securing reserved matters consent is an important step forward for our partnership with Codi and for Plasdŵr. With housing supply remaining under pressure in Wales, developments like this are vital. Our shared vision with Codi is to deliver high quality homes that will enhance lives, support wellbeing and contribute to thriving, sustainable communities. The next major milestone will be work starting on site in the summer, with the first homes due to be released for sale later in the year.”

Plasdŵr is a key strategic site for Cardiff and this development gives us the opportunity to deliver high-quality affordable homes in an area where there is a strong demand.

Designed as a contemporary, urban neighbourhood, Porth yr Awen will combine modern housing with thoughtfully integrated green spaces and landscaped features that shape a welcoming community environment. Apartment buildings with striking multi-level, full-height bay windows will frame either side of the entrance, overlooking landscaped green space and attenuation ponds to create a distinctive sense of arrival.

 

Beyond this, the development will feature a mix of two and three-storey homes, including gable-fronted townhouse-style buildings, all designed to reflect the established architectural character and material palette set out for the wider Plasdŵr neighbourhood. A tree-lined spine road will run through the development, linking the entrance to a network of open spaces, helping create a connected, pedestrian-friendly neighbourhood for residents.

 

The scheme will deliver a mix of one, two, three and four-bedroom homes and apartments. Around 30% of the development will be designated as affordable housing. This will include intermediate rental and low-cost homeownership options, ensuring a balanced and inclusive community.
