Developing on behalf of the Coastal Housing Group in Swansea

 

 

 

Our Land team identified and presented this opportunity to Coastal Housing Group as a total package, from procurement and planning through to construction and handover.

 

The scheme close to Morriston Hospital was to meet much-needed local housing for the neighbouring communities of Rhydypandy and Morriston.

 

 

We arranged the necessary surveys and reports and developed designs to secure planning permission ahead of completing a back-to-back land acquisition with Coastal and simultaneously entering a JCT Design & Build Contract. We took responsibility for securing all statutory approvals and other client funding requirements including Planning, Section 38, 104 & 278 agreements, Secured by Design, DQR Approvals and Building Regulations.

 

All 20 homes were traditional masonry construction incorporating fully integrated photovoltaic panels primarily for hot water and an electric heating systems  in the local absence of gas to aid energy performance.

 

Development started in April 2020 and required significant offsite works, including a combined drainage installation. We consulted thoroughly and at length with residents regarding the formal road closure and how best we could minimise and mitigate the inevitable disruption during the fifteen weeks of works.

 

The first handovers were in April 2021 with final completion in June 2021. We are due to commence further schemes for Coastal in late 2024.
