River View Garden Village, Lydney

  • 20% uplift in land value for landowners

  • Detailed planning consent for 50% more homes

This site on the edge of Lydney had a previous outline planning permission for 110 homes. Following a considered design approach coupled with viability-centred discussions with the local planning authority and District Valuer this was improved to 166 homes, delivering a 20% enhanced land value for the landowners.

 

The placemaking approach to the masterplan delivered a sustainable new community that included allotments, electric vehicle charging points, electric cycle hire, outdoor gym equipment, CCTV and wifi hotspots in open space acres, as well as the new homes.

 

The development was shortlisted in the UK 2020 Housebuilder Awards.

Parc Ceirw Garden Village, Swansea

A complex project, this involved four separate landowners and extensive dialogue with Natural Resources Wales (NRW) in connection with the closure of a former landfill facility on the site. Once agreement had been reached with NRW, viability discussions were held with the local planning authority to ensure an appropriate level of planning gain.

 

Our outline planning application was recommended for approval by planning officers but turned down by the planning committee. Our appeal was then upheld by the Planning Inspectorate and consent was granted.

 

Currently underway, Parc Ceirw Garden village is the transformation of an old sandstone quarry into a new community of 300  homes and including a four-acre landscaped community park. Significant local highway and education enhancements were also delivered.
