THE leafy setting and a local school have helped set the tone for a new show home in Sampford Peverell.

Situated on the edge of the village, with green open spaces and a community orchard, The Orchards, on Higher Town, is an Edenstone Homes development of luxurious energy efficient homes.

To help showcase the properties, the homebuilder appointed interior designers Blocc to design and style the interior of  the show home.

Edenstone sales director Adele McCoy said: “Viewing a show home remains an important part of the home buying experience as purchasers can experience the layout, high specification quality and finish we offer first-hand. The show home in Sampford Peverell has a real wow factor, it’s aspirational while still being somewhere visitors can imagine themselves living in. Artwork created by students from nearby Blundell’s School grace the bedroom styled for a teenager.”

The show home is an example of the largest home within the development, the four-bedroom detached Kingsholm.

Karl Openshaw, lead creative at Blocc, explained the inspiration behind the interiors: “We always look at the local area and find things that are relatable when we’re designing  show homes. Because the homes Edenstone are building at The Orchards enjoy a rural setting we took inspiration from the colours that are all around. The overall scheme radiates beauty with earthy and green tones, punctuated by vibrant splashes of colour.”

Green is said to boost positivity and calmness, making it the ideal choice for the study. Emphasising the spaciousness of this room, it features two workstations, perfect for home working, plus a casual seating area.

On the opposite side of the hallway, the lounge has been designed in neutral tones, with a wood effect feature wallpaper to one wall. This spacious room is furnished with a pair of boucle sofas and chairs, gold rimmed coffee tables and side tables, plus mango wood sideboard, to create a relaxing space.

The open plan kitchen, dining and family room spans the entire width of the rear of the property and is destined to be the heart of the home.

There’s also a utility room and cloakroom on this level.

Upstairs, there are two en-suite bedrooms, with an expansive principal suite also benefiting a dressing room. The family bathroom serves the remaining two bedrooms.

“We aim to make show homes memorable to purchasers, with rooms that the whole family can see themselves living in,” Karl added.

“There’s a Blundell’s themed teenager’s bedroom styled in blue and red, with a striking striped accent wall that carries up to the ceiling and even a school uniform. In contrast to this bold look, the younger child’s bedroom has a cute and cuddly feel with teddy bear murals, with a house shaped desk and hot air balloon accessories.”

A Kingsholm, like the show home, is available from £784,995.

The Orchards offers a good range of properties from three-bedroom bungalows, three-bedroom semi-detached houses and a selection of four-bedroom homes in semi-detached and detached designs, with current prices from £399,995.

They will achieve Energy Performance Certificate A ratings, making them among the most efficient properties available.

The homes are within the catchment area of the very desirable Uffculme School, rated “outstanding” by Ofsted, while the independent Blundell’s School and Tiverton High School are also just a short distance away.

Tiverton Parkway train station and the M5 are within easy reach, making it a great base for commuters.
