How homeowners could cut months off the moving process

July 9, 2026 | In the news

Homeowners in Devon hoping to move this summer could face a wait of around six months from putting their property on the market to completing the purchase of their next home, according to property market data.

That process could be reduced to as little as six to eight weeks thanks to part exchange from Edenstone and is available at The Orchards, an award-winning development in Sampford Peverell.

With 90% of homes at The Orchards now sold, homeowners may think they don’t have time to secure a buyer and that they’ll miss out on moving.

Data from Rightmove suggests it currently takes an average of 72 days to secure a buyer in Exeter, providing an indication of the timescales facing many movers across the county. Government figures indicate that once an offer is accepted it then takes 120 days to complete the transaction.

Edenstone operations director Chris Edge said: “For many homeowners, selling their current property is the biggest hurdle when it comes to moving. This may leave them feeling frustrated by the prospect of missing out on the home they want to buy. It doesn’t have to be that way. Part exchange can remove much of that uncertainty and reduce that journey. Effectively, you’ll have a guaranteed cash buyer, with no agent’s fees to pay and no chain to slow things down. It’s a quick and convenient way to move to a new home in Sampford Peverell.”

The final six homes available at The Orchards include a choice of three, four and five-bedroom properties, priced from £385,000 to £699,995.

Some are already build complete and ready to move into, with all benefitting from a high specification as standard. Selected properties are available with part exchange and those who reserve in July could find they’re able to move before the end of summer.
