THE foundations of new homes in Sampford Peverell will be laid imminently, the Edenstone Group has announced.

The homebuilder secured reserved matters planning approval to build 60 homes across a 10.53-acre parcel of land off Higher Town, west of Sampford Peverell last August.

Work to prepare the land for housing is now well underway.

Edenstone Group operations director Chris Edge said: “Ground works are progressing well at our Sampford Peverell site.  We’ve already created an access route and are currently preparing the spine road. Foundation works are scheduled to start in mid-April. We anticipate being on site building the homes for around two years. Along with new homes, the scheme will provide a boost to the local economy as there will be dozens of people working on site during construction works.

“We’re also actively looking to recruit a sales team to market the homes. We’re looking for people with a proven track record in new home sales, who can deliver excellent customer service to help us match buyers with their new home. Known as The Orchards, the development will deliver 39 private sale properties with a mix of two, three and four-bedroom semi-detached and detached homes and three-bedroom bungalows. The first phase of homes is due to be released for sale in early summer.

While prices will be announced at the launch, buyers have been keen to register interest in the new homes in Samford Peverell. Edenstone has built a database of more than 150 potential purchasers.

“We’d started receiving enquiries from homebuyers right from when we submitted our reserved matters planning application. We’re now receiving a steady flow of enquiries” Chris added.

Along with the private sale properties, there will be 18 affordable homes, with one to four-bedrooms. The development will also include three designated self-build plots for four-bedroom homes.

At the centre of the new community will be a village square and green, with a children’s play area, community gardens, orchard and allotments, plus green open spaces.

In addition to building new homes, the Edenstone Group will invest more than £250,000 into the local community via section 106 contributions with funding allocated for early years provision, school transport and secondary education.
