LEADING housebuilder Edenstone Homes is reminding homebuyers of the help available to buy a brand new home.

The housebuilder is nearing completion of the scenic Garden View development in Pontywaun, which offers outstanding views of the surrounding valley and woodlands and where two of the final homes on release qualify for Help to Buy – Wales support.

With a Help to Buy – Wales equity loan, the Government will lend the buyer a maximum of up to 20% of the cost of a new-build home, meaning homebuyers could only need to save up a 5% deposit, which can often help with securing more favourable mortgage rates for the remaining 75%. There is no interest to pay on the equity loan for the first five years.

Andrea Nippe, sales director for Edenstone Homes, said: “The Help to Buy – Wales scheme has already helped thousands of homebuyers across the country to achieve home ownership.

“The initiative is ideal for buyers who have already saved up a modest deposit but need a little bit of extra assistance to make the move to a brand new home.

“It’s a great boost for local first time buyers keen to branch out on their own but who want to stay in the area they grew up in, as well as young families looking for the security of a home they can grow into over many years. And all set within an exclusive development of just 20 homes, located close to the village.”

The Hendre is among the final homes available at Garden View which qualify for Help to Buy – Wales assistance. This contemporary four-bedroom detached home comes with a top of the range specification, a spacious layout and an integral garage.

The garage occupies a lower ground floor position, while the ground floor features a formal lounge and study to the front of the property, a WC and the utility room. Extending right across the rear of the home, the kitchen/dining/family room space is the perfect place for family mealtimes and entertaining.

Upstairs, there is a master bedroom with en-suite, three further bedrooms, the family bathroom and a useful storage area.

The Hendre is available to move into now and is priced at £280,000. With the support of Help to Buy – Wales, buyers would need a 5% deposit of just £14,000, which would be boosted with a £56,000 (20%) equity loan from the Government, interest free for five years. This would mean finding a mortgage for £210,000, the remaining 75% of the value.

Pontywaun is the ideal location for growing families, with primary and secondary schools less than a mile away, plus all the usual village amenities. Those who love the great outdoors will enjoy being in close proximity to Cwmcarn Forest. The development is also well-placed for commuters, with Newport and Cardiff just 30 minutes away.
